Investment Highlights of the Real Estate Market in Poland & CEE [in Polish, with English Subtitles] 📣

Did you miss the weekly review? We certainly did! 🥰 After the winter break, we’re back with another roundup of the most important events in the real estate sector from the past week (or maybe a few…) 🔥

First, a quick recap of the hottest news 🔥

🔴 The Czech group PPF Real Estate bought the Prague Hilton. The seller, Quinn Group Luxembourg Hotels, was advised by CBRE. Located on the Vltava River, the facility offers nearly 800 rooms, along with dining, recreational, and conference spaces.
🔴 GTC S.A. secured EUR 52 million from the sale of the GTC X office building in Belgrade, which offers nearly 18,000 square meters of leasable space. A few weeks earlier, the company had announced the sale of a land plot in Warsaw’s Wilanów district (EUR 55 million) and the Matrix C office building in Zagreb (EUR 27 million).
🔴 In Bratislava, CPI Property Group sold a complex consisting of two myhive offices buildings and the Vivo! shopping center—a total of 70,000 square meters of usable space. The buyer, WOOD & Company, also acquired an adjacent plot for residential development as part of the deal.
🔴 Matexi Polska is preparing a major PRS investment in Warsaw. The project on Al. Jerozolimskie will feature nearly 400 apartments, each averaging 35 sq m in size. The developer is supported by JLL Residential Poland.
🔴 Cushman & Wakefield took over the management of the Gdański Business Center complex from Savills Investment Management. The office park, with almost 100,000 sq m, is one of the largest properties of this type in Warsaw.
🔴 Meanwhile, on the Baltic Sea… Fortress Real Estate Investments Limited bought the first existing hall of the Panattoni Park Tricity East V complex, covering 50,000 sq m. The companies plan to jointly build another facility of similar size.

And in our exclusive audio segment: ⚡

⭐ Czech capital has reached Szczecin, where Blackstone sold Piastów Office Center to a joint venture of BUD HOLDINGS and INVESTIKA Real Estate Fund. The acquisition process—relatively brief and smooth—is summarized by Filip Janeczko from Greenberg Traurig Poland, the law firm that advised the seller.
⭐ DLA Piper has published a report on global trends in the data center market. The company gathered insights from over 300 decision-makers in this sector, and the most important findings are discussed by Maciej Rafałowski from the DLA Piper law firm (the full report is available to download on the DLA Piper webportal).
⭐ Last year’s data from the Polish warehouse market may not be impressive, but they also don’t raise concerns. Supply remains strong, and demand is holding up well. Damian Kolata from Cushman & Wakefield shares the details.

Meanwhile in the literary corner… 📚

We reaffirm the idea that ignoring local laws can be… well, deadly dangerous. A passage from Douglas Adams’ novel „The Hitchhiker’s Guide to the Galaxy” is read by our cosmic narrator—Joanna Mroczek from CBRE Poland. 🤖 Thank you ‼️
